Why These Myths Persist โ€” and Why They Matter

The VA loan has been around since 1944, but misinformation about it is surprisingly durable. I hear the same myths from veterans, from sellers, and even occasionally from agents who should know better. These myths cost eligible veterans real money โ€” either by pushing them toward more expensive financing, or by losing home purchase opportunities unnecessarily.

Let's knock them down one by one.

Myth #1: "VA Loans Take Forever to Close"

The truth: VA loans close in an average of 40โ€“50 days โ€” comparable to conventional loans (which average 43 days). The perceived slowness comes from one specific component: the VA appraisal, which is assigned to a VA-approved appraiser roster rather than chosen by the lender.

In Kitsap County, VA appraisal turn times are typically 7โ€“14 days. That's manageable, and an experienced VA lender builds this into the timeline from day one. The rest of the VA process is no slower than conventional.

Why it matters: Some sellers and listing agents will steer toward conventional offers because they believe VA loans are slower. With the right documentation and a strong pre-approval letter from a local lender, this objection almost always disappears.

Myth #2: "Sellers Won't Accept VA Offers"

The truth: Most sellers don't care about your financing type โ€” they care about price, certainty of closing, and timeline. A strong VA offer from a qualified buyer with a local lender pre-approval is extremely competitive.

Where this myth comes from: There's a kernel of truth in that some sellers have had bad experiences with VA transactions โ€” typically because of appraisal issues on overpriced homes, or inexperienced lenders/agents. The solution is using experienced professionals who handle VA transactions regularly (which is our team's bread and butter in Kitsap).

Myth #3: "You Can Only Use the VA Loan Once"

The truth: You can use your VA loan benefit multiple times throughout your life. You can also have multiple VA loans simultaneously under certain conditions.

The key concept is entitlement. Every eligible veteran has a basic entitlement of $36,000 (plus a "bonus" entitlement that brings the effective benefit much higher). As long as you restore your entitlement โ€” either by selling your previous home and paying off the VA loan, or by qualifying for a one-time entitlement restoration โ€” you can use the benefit again.

For military families moving frequently through PCS orders, understanding VA entitlement is critical. It's possible to keep a previous VA-financed home as a rental and still use VA financing for a new primary residence with sufficient remaining entitlement.

Myth #4: "VA Loans Require Perfect Credit"

The truth: The VA itself sets no minimum credit score requirement. Most lenders who offer VA loans set their own minimums โ€” typically 580โ€“620. Compare this to conventional loans, which generally require 620โ€“640 minimum, and FHA at 580.

For veterans with credit challenges (a reality for many who've dealt with deployments, divorce, or medical debt), the VA loan is often the most accessible path to homeownership. The VA's residual income standard is also more borrower-friendly than conventional debt-to-income calculations.

Myth #5: "The VA Loan Is Too Complicated"

The truth: A VA loan handled by experienced professionals is no more complicated for the borrower than any other mortgage. Yes, there are VA-specific steps: the COE, the VA appraisal, the MPR inspection. But your lender and agent handle these โ€” not you.

From your perspective as a buyer, the VA process is: get pre-approved, find a home, make an offer, close. The "complications" are professional tasks, not buyer tasks.

The complexity argument is sometimes made by lenders and agents who don't do many VA loans and find them unfamiliar. That's a reason to choose experienced VA professionals โ€” not a reason to avoid the program.

The Real Bottom Line

The VA loan is the most valuable financial benefit of military service for most veterans. Don't let myths, misinformation, or inexperienced advice keep you from using it.
