PCS season in Kitsap runs June through August, and the best homes go under contract before most service members even land at Sea-Tac. This guide gives you the information, timeline, and tools to buy a home in Kitsap — even if you are still at your current duty station.

The Timeline That Actually Works

Getting housing right after a PCS starts with the right lead time.

90+ days out: Ideal. Get your VA pre-approval started now. Talk to a Kitsap agent (that is us) to understand the market, identify target neighborhoods, and set up automated listing alerts. You will see what is available and what price ranges look like before you make any decisions.

60 days out: Still very workable. Virtual tour season begins. We can schedule live video walkthroughs on your behalf and send detailed condition reports. Many of our military clients make offers on homes they have only seen on a screen — and close successfully.

30 days out: Tight but doable for VA financing in Kitsap. VA loans close in 21–30 days with a prepared buyer and a solid pre-approval. If your report date is hard, we build backward from that date to identify the last possible offer date that still gets you in before you need to show up.

Under 30 days: We focus on off-base housing that can close fast (cash or conventional with tight timelines) or help you navigate on-base housing while you buy.

Picking the Right Neighborhood for Your Base

Where you live matters a lot in Kitsap because the peninsula is spread out and the two main installations are about 30 miles apart.

If you are reporting to NBK Bremerton or PSNS:

  • Bremerton is the closest and most affordable — homes from $320K–$500K, 5–10 minute commute to base
  • Port Orchard is a great value play — 15–20 minutes to NBK Bremerton, newer homes in the $380K–$550K range
  • Silverdale adds commute time (20–28 min) but gives you the best amenities in the county — Costco, top-rated schools, walkable commercial

If you are reporting to NBK Bangor:

  • Poulsbo is the top choice — 10–14 minutes to the front gate, Liberty Bay waterfront, excellent North Kitsap schools. Homes $450K–$800K+
  • Silverdale is a short shot up WA-3 — 14–20 minutes, more inventory, all the amenities
  • Kingston works well if you want to be farther north and do not mind a 22–28 minute drive

If you are reporting to NUWC Keyport:

  • Silverdale is the closest major city — 10–16 minutes
  • Keyport / Seabeck itself has homes if you want the shortest possible commute, though inventory is limited

How the Remote Process Works

  2. Digital paperwork: All WA state purchase contracts can be signed electronically. We send via DocuSign. You do not need to be in Washington to sign anything until closing — and even closing can often be done at a notary near your current duty station.
  3. Inspection coordination: We attend the home inspection on your behalf and send you a detailed walkthrough video of every finding. You make repair negotiation decisions from wherever you are.
  4. Closing remotely: Many lenders and title companies will accommodate remote closings or signing at a military legal office or notary near you. We coordinate all of this.

On-base housing at Kitsap is managed by Lincoln Military Housing and is generally full, with wait lists. If you are planning to use your BAH, buying often makes more financial sense than renting off base:
