From Pre-Approval to Closing Day: Your 45-Day Kitsap Home Buying Timeline
Why the Timeline Matters
One of the biggest stressors in buying your first home is not knowing what happens next. The uncertainty is often worse than the actual work. This week-by-week timeline removes that uncertainty โ so you know what's happening, when, and what you need to do.
Most Kitsap County home purchases from accepted offer to closing run 30โ45 days. Here's what that looks like in practice.
Before the Clock Starts: Pre-Approval Phase (1โ2 Weeks Before Searching)
What happens:
- โYou apply with a lender and submit your financial documents
- โLender reviews and issues a pre-approval letter with a specific loan amount
- โYou establish your price range and target neighborhoods
- โYou connect with your buyer's agent
Your tasks:
- โGather 2 years of tax returns, W-2s, 2 months bank statements, recent pay stubs
- โDon't open new credit accounts or make large purchases โ this can change your qualification
- โSet up home search alerts on your agent's search portal
Weeks 1โ2: The Active Search
What happens:
- โYou're touring homes with your agent
- โYour agent is monitoring new listings and off-market opportunities
- โYou're getting familiar with neighborhoods, pricing, and condition levels
Your tasks:
- โBe available to tour on short notice โ good homes go quickly
- โCommunicate honestly with your agent about what's working and what isn't
- โDon't obsess over Zillow estimates โ ask your agent for comps on homes you like
Day 0: Offer Accepted (Mutual Acceptance)
The clock starts ticking here. Your purchase contract (Form 21) has been signed by both parties and you have a binding agreement.
Immediately:
- โYour agent delivers the signed contract to escrow (typically a title/escrow company in WA)
- โYour earnest money is due: typically 1โ3% of purchase price, within 2โ3 business days
Days 1โ5: Earnest Money & Inspection
What happens:
- โYou wire earnest money to escrow (typically $5,000โ$15,000 for Kitsap purchases)
- โYour inspection is scheduled (aim for Days 3โ7, within your Form 35 contingency period)
- โYour lender orders a title search
Your tasks:
- โBook your home inspector ASAP โ good ones fill up quickly
- โDon't make any large financial changes (new credit, job change, large deposits)
Days 5โ10: Inspection
What happens:
- โInspector examines the property (3โ4 hours)
- โYou receive the written report within 24 hours
- โYou and your agent review the report and discuss next steps
Your tasks:
- โAttend the inspection
- โRead the full report (not just the summary)
- โIdentify items worth negotiating vs. items to note and monitor
Days 10โ15: Inspection Response & Appraisal Ordered
What happens:
- โYou submit your inspection response (Form 35) โ requesting repairs, credits, or price reduction
- โSeller responds within 3 business days
- โYour lender orders the appraisal
Your tasks:
- โWork with your agent to prioritize your inspection requests strategically
- โRespond to seller counter-proposals promptly
Days 14โ25: Appraisal & Underwriting
What happens:
- โVA or conventional appraiser visits the home and delivers a value report
- โYour loan file moves through underwriting
- โYou may receive "conditions" โ additional documents the underwriter needs
Your tasks:
- โRespond to any lender document requests within 24 hours
- โDon't make any large financial moves
- โDon't book movers yet โ wait for "clear to close"
Days 25โ35: Loan Approval & Final Steps
What happens:
- โUnderwriting issues "clear to close"
- โYour lender sends a Closing Disclosure (CD) โ review carefully
- โEscrow prepares closing documents
- โFinal walkthrough is scheduled
Your tasks:
- โReview the Closing Disclosure carefully โ compare to your Loan Estimate
- โArrange your closing funds (cashier's check or wire)
- โSchedule utilities to transfer to your name on closing day
- โBook your movers
Day 40โ45: Closing Day
What happens:
- โFinal walkthrough (30โ60 minutes)
- โSigning appointment at the title company (60โ90 minutes)
- โFunds are wired and disbursed
- โDeed records with the county
- โYou get keys!
Your tasks:
- โBring government-issued photo ID
- โBring a cashier's check or confirm your wire was received
- โCelebrate โ you're a homeowner!
The Most Common Timeline Delays (and How to Avoid Them)
- Slow document response to lender: Be proactive and fast. 24-hour response time is the standard.
- Appraisal delays: Your lender and agent can't control this entirely, but local lenders with VA appraiser relationships help.
- Inspection negotiation stalls: Work with an agent who negotiates calmly and efficiently.
- Title issues: Rare in Kitsap, but old liens or easement questions can slow things. Your title company handles resolution.
