For Navy families PCS'ing to Kitsap, the choice of where to buy isn't just about price โ€” it's about your commute to the gate, your family's needs, and building equity rather than paying rent for your tour.   • โœ“Sheridan Park / Wheaton: Established neighborhoods with larger lots. Quieter and more suburban feel while staying close to the shipyard.
  • โœ“Downtown-adjacent: For single service members or couples without kids, newer condos near the ferry terminal are genuinely excellent.

Our take: Bremerton is the best value in Kitsap for PSNS workers. The downtown revitalization is accelerating rapidly โ€” buying here now means buying ahead of significant appreciation.

Silverdale: Family Favorite, 20โ€“30 Minutes to PSNS

Gate access: 20โ€“30 minutes to PSNS via Highway 3. 10โ€“15 minutes to NSK Bangor.

Price range: $470,000โ€“$600,000 for a 3โ€“4 bed SFR

Why families love it: Silverdale has the best commercial amenities in Kitsap โ€” Harrison Medical Center, major retail, excellent restaurants, good schools. It feels the most "suburban" of all Kitsap communities in the best way: convenient, safe, well-maintained.

Best neighborhoods:

  • โœ“Newberry Hill: Excellent schools, newer construction, trails and greenways.
  • โœ“Silverdale West / Ridgetop: Established homes with great community feel. Look for properties on the hillside with Dyes Inlet views.
  • โœ“Clear Creek: Newer subdivisions with modern floor plans. Popular with young families.

Our take: Silverdale is our top recommendation for families. If school quality and suburban amenities matter, this is where you want to be โ€” and VA financing makes entry here achievable with zero down.

Port Orchard: Great Value, Slightly Longer Commute

Gate access: 25โ€“35 minutes to PSNS. 20โ€“25 minutes to NSK.

Price range: $400,000โ€“$520,000 for a 3โ€“4 bed SFR

Best for: Families wanting more space, waterfront lifestyle, or the McCormick Woods community (golf, trails, amenities).

Best neighborhoods:

  • โœ“McCormick Woods: One of Kitsap's best communities. HOA-managed, beautifully maintained, excellent amenities.
  • โœ“Sedgwick area: More affordably priced, good for larger lots and newer construction.
  • โœ“Downtown Port Orchard waterfront: Charming and gentrifying. The foot ferry to Bremerton offers an interesting commute option for PSNS workers.

Poulsbo: Best Schools, Furthest from PSNS

Gate access: 30โ€“40 minutes to PSNS. 15โ€“20 minutes to NSK Bangor.

Price range: $510,000โ€“$650,000+

Best for: Families where school quality is the top priority. North Kitsap School District is consistently top-rated. If one partner works at Bangor and the other needs school access, Poulsbo is often the answer.
